Northland Road Offices

Heron Bros proudly delivered the first two phases of a £9 million Design & Build Office Development Framework at Northland Business Park, Derry/Londonderry. This  project involved the construction of two high specification office complexes, each comprising eight individual office plates, with a total net usable office area of 40,000 sq. ft across 7,400m² of gross internal space. Delivered on a guaranteed maximum price basis, Heron Bros interpreted the client’s performance led design and secured all statutory approvals. As Principal Contractor Heron Bros ensured that the development met exacting quality, cost, and programme expectations over a 13 month schedule.

Set on a reclaimed brownfield site, the buildings were constructed using a piled substructure and a 600 tonne structural steel frame with metal deck flooring. A distinctive architectural finish was achieved using silver cladding to stairwells and roofs, white STO render facades, and perimeter curtain walling. A central glazed atrium provided generous daylighting to all floorplates. Internally, the scheme featured ash and oak timber detailing, complemented by premium finishes across floors, walls, and ceilings. Raised access floors with hub room connectivity supported flexible M&E layouts, and the advanced air conditioning system was designed to run either centrally or as eight independent zones, enabling tenant specific environmental control.

The scheme required sensitive construction management during live occupation of one block while the other was being fitted out. Heron Bros ensured continuity of operations through meticulous scheduling and on site coordination. Extensive external works were also undertaken, including 270 car parking spaces, hard and soft landscaping, road and footpath construction, drainage, utilities diversion, and a new public bus stop layby. Completed on budget and within programme, Northland Road Offices exemplifies Heron Bros’ ability to deliver technically complex, high quality commercial offices within demanding parameters.
