Heron Bros was appointed by Belfast City Council to deliver the Forthriver Innovation Centre, a flagship four storey office development located on a regenerated brownfield site in Belfast. Valued at £9.1 million and delivered through a Design & Build contract, the scheme was completed within a 12 month construction programme.
The project comprised a full fit out of a multi use innovation hub, incorporating high specification kitchens, photovoltaic installations, and passenger lift access. Structural solutions included pad and ground beam foundations with a steel frame and facing brick envelope, complemented by a fully serviced car park and upgraded utilities.
The project embraced BIM Level 2 from inception, enabling seamless collaboration across disciplines and enhancing programme efficiency. Sustainability was embedded throughout, with the development achieving a BREEAM ‘Very Good’ rating and securing a Considerate Constructors Scheme score of 45, a mark of industry best practice. Heron Bros’ early engagement and integrated delivery model enabled the project to complete three weeks ahead of schedule, meeting the client’s operational requirements without compromise to quality or budget.
Forthriver has since been recognised with the Sustainable Ireland Sustainable Building Project of the Year 2016 Award and a Gold Award from the Considerate Constructors Scheme, affirming Heron Bros’ commitment to sustainable innovation and construction excellence. As noted by Belfast City Council’s Project Manager, our collaborative and proactive approach ensured a seamless experience from concept to completion, setting a benchmark for future innovation led developments.
