The Design and Build of a new BREEAM ‘Excellent’ £11M Grade A, 62,500 sq ft state of the art office space at Ebrington, Derry/Londonderry by Heron Bros is helping to address regional imbalances in employment in Northern Ireland. Funded by The Executive Office, the new building accommodates up to 700 staff and is situated above an existing 214 space underground car park. It serves as a catalyst for attracting foreign direct investment to the city, with potential to create hundreds of jobs, particularly within the IT and Financial Services sector, while meeting a critical need for high-end office space in the city. New tenants include EY and Alchemy.
Built on a landmark brownfield site, the project involved the design and construction of a steel framed structure featured raised access floors supported by lightweight composite slabs on 16 metre clear span cellular beams. A lightweight, long span floor system was employed to minimise load on the underground car park while also enabling column free interior spaces. To ensure structural integrity, a complex back analysis of the car park transfer deck was conducted using advanced finite element analysis software.
Within our supply chain, we procured as locally as possible to reduce the build’s carbon footprint, with 97% from Northern Ireland. We used pre-fabrications when possible, including door sets and plant room boilers, and held environmental education events for our Supply Chain to promote alternative fuels & added plant levies for non use.
