As Principal Contractor, Heron Bros successfully delivered the £16.5 million Crown Street Retail Park project in Glasgow ahead of programme. Located on a high profile 24 acre brownfield site on Cathcart Road, adjacent to the M74, this major regeneration scheme transformed a derelict urban space into a vibrant commercial hub that now serves as a key retail destination for the city’s southside.
The development was procured via a negotiated Design & Build contract with Ediston Real Estate, as part of the wider Strathclyde Citybuild Pension Fund Investment strategy. The project played a pivotal role in the economic revitalisation of the Gorbals district, generating both short term construction employment and long term retail jobs, while unlocking further adjacent residential development of 388 homes.
Heron Bros delivered a 124,000 sq ft high quality retail terrace comprised of multiple standalone units, along with warehouse, distribution and back of house functions. The design catered to a diverse tenant mix and met strict delivery timescales aligned with fixed lease occupation dates. Occupiers now include nationally recognised brands such as Aldi, Iceland, B&M, Greggs, Archers, Burger King, JD Gyms, and Costa Coffee.
Our team’s collaborative delivery approach enabled early access for tenant fit outs through phased sectional handovers, all while maintaining programme momentum and quality assurance. The development was completed on budget and in full compliance with the client’s technical and sustainability requirements, including provisions for future electric vehicle infrastructure and energy efficient building systems.
