Design and build turnkey contract for a speculative industrial unit with G.F.A area of 25,600 sq. ft. capable of sub-division into a maximum of four separate leases.
The project will also included following ground works:-
Landscaping; roads, footpaths & street-lighting; foul & surface water drainage including SUDS with ponds; sub-station(s), electric, gas, water, telecom & IT installations; works in connection with existing pumping station. Externally there will be an access road, car parking, service yard, perimeter paving, lighting and landscaping. There will also be work in respect of the various utilities and services.
The site was located within a live industrial estate. We initiated measures within our traffic management plan to reduce the impact on the neighbours such as delivery times. In addition to this the plot for the project was changed due to unsuitable ground condition (i.e. mine works). The new position meant that we had to re-design the substructure elements of the project. The site had overhead cables which restricted our operations.
