The building is situated on the site of a former textile factory. It required extensive ground remodelling through extensive volumetrics studies to optimise cut and fill.

The project comprised the construction of a 38m twin span steel portal frame structure with a built up cladding system to the roof, a combination of composite sheet cladding to walls and 2.70m high fairface blockwork and facing brick. The main floor is a FM2 level joint-less floor of large open plan design for bay racking.
